I would like to move from NJ to Utah. I am looking for a single family home in the $200,000 range and like the mountain setting - family enjoys rock climbing, biking and extreme outdoor sports also enjoy snowboarding in winter. I do not know, at all, what areas of Utah my family would be suited for??????

I also have a son still in high school.

Any help would be greatly appreciated.

Where will the job be? Or do you need to find one here? What field are you in? What else do you need nearby?

My husband is a 25+ year mason and would probably not have any problems finding work with a company or as his own business - I figured once we narrow down areas in Utah that we are interested in - my husband can then reach out to contacts in his masonry field to seek employment.

If you want to be close to 200k and be near mountains, I think you will have to stick Utah County or Ogden area mostly. $200k doesn't get you much, except older or less desirable areas (WVC, South SL...) and further away from the mtns. Although in Utah, you never are too far from a view of the mtns in some form (I'm from PA and we have bigger "mtns" than NJ and these are a whole other level).

You might have better options in smaller towns, like Price, Ephraim, Morgan... but those are pretty far away from the main population areas (Ogden-SLC-Provo).

Try to find something outside of Salt Lake City. Mayor, city council and most city managers are just a cluster of "old boys." They kind of make it up as they go. You'll pay through the nose for garbage, water, sewer and all the other "programs" brought to you by the City by your tax dollars. They tried to tax rain fall on your city property but failed. So they make it up by using draconian water billing cycles, turn offs and "policies" that change monthly. If you eat lots of granola and love bicycling on busy streets, this is the place. Plenty of bicycle lanes on cramped and busy city streets.

Now, Salt Lake County is nice... Cottonwoods area. Draper is nice. Toole is worth taking a look at, short travel time to city and you live in the country. Logan is my favorite, great skiing, good weather, smaller. Good college. Moab is for the heat seekers and is outstanding if you like the hot outdoors. Bountiful, North Salt Lake, Centerville are all good too.

Just stay away from Salt Lake City proper.

We aren't right on the bench or anything, we are about 5 miles from it, but we just bought our home in west Draper for 180,000. It was not a short sale or foreclosure. It's a really cute neighborhood, about 15 years old, and we love it. You can find something in your price range that are in safe, desirable areas of the valley, but you have to look, and unfortunately there isn't a wide range of inventory right now as far as homes for sale that are not short sales or foreclosures.

If you want to be right on the mountains, as in on the bench or close enough that you feel like they are towering over you, those areas will be more expensive, and you may have to look in Utah County or further north like sp2007 mentioned above, in order to stay in your price range. Personally... while I like looking at the details of the mountains when I am closer to them, I actually find they seem bigger somehow when you are living a bit away from them, like the 5 miles away that we live from the bench. They are still exquisite even from the west side of the 1-15

Stansbury Park in Tooele County has plenty of nice homes for that price range. Nice surburban area with about a 30 minute drive to the greater Salt Lake area. It has a brand new high school also.

Well Draper has some homes in that range but not in suncrest still in the south mountain area.
