I love the Spanish Fork area and the milder winters than we have here in Logan. But I know I'll have a tough time leaving the semi-rural life in Logan. Can I still find that lifestyle in Spanish Fork/Springville? Also, I guess land is probably more expensive down there, but is there any hope of finding a deal on a fixer-upper with land?

I grew up in Payson and can say that there are still places for rural Irving, but not in Spanish fork city, a lot of the best land is between SF and Payson, and between salem and SF. You can still have a farm or ranch or whatever you want in south Utah county, but land will be expensive. Robert Redford used to own a really nice piece of land near SF canyon in the river bottoms, not surf he still does, I know some of the land was up for sale a few years back.

Besides Payson, you can try south and west of there, in Santaquin, Goshen or even further towards Elberta.

If you are trying to stay closer to civilization, you might try West Mountain, Lake Shore, Benjamin, or possibly up SF canyon, such as Birdseye.

It depends on what you call rural, but in my estimation, no... not at all. You have a choice of tract homes, condos, apartments... or 5 acre plots with cookie-cutter McMansions plopped down in the middle of them (which is more or less like a tract with a giant yard). That's largely what Lake Shore, Palmyra, Benjamin, Leland, etc, has become. Very little true rural area left near Spanish Fork.

Having said that, you could go over the hills to the west and try Goshen or Alberta. But that's even becoming a mess, as Genola certainly has. If you want true rural areas, you'll need to go even farther south or west to places surrounding towns like Delta, Fillmore, Holden, etc. Or you could go into castle country--places like Huntington or Castle Dale. Or try Sanpete Valley: Mt Pleasant, Ephraim, Fairview, Manti.

In short: forget Utah County if you are looking for true rural. Once was... but now it's a write-off.
