Hi all, so live in Colorado. Investing in rental properties for income and I think within 2 or 3 years ill be able to go anywhere I want thats affordable.

I would like to be able to just ride out to the trail type of property; and what I mean by affordable is 150k - 300k

but still have places to eat, shop, dine, etc.

hopefully finding a property with at least an Acre and somewhat rural, but not middle of nowhere that I need to drive 2 hours for food or dining haha.

trails I prefer are easy flat smooth roads, scenic for ATV and motorcycles.

Do you prefer to ride in forest or desert / canyon country? A few places have both nearby; but, a lot of places, it is one or other.


Maybe look south or east of Heber City or south or east of Payson or Richfield or Cedar City. Monticello / Blanding is way out there (too far for most) but has diverse terrain.

Carbon County has trail system with some town roads okay for ATV. Includes Price and Helper which are super cheap right now with the loss of coal mines and power plants.
But>>>>
Helper is now on the Arts and Culture map, has two decent eateries.
Price has usual offerings plus some great Greek and Mexican restaurants
Emerging Regional Medical Center and USU Eastern campus completely rebuilt.
Amazing Fairgrounds with summer events and concerts almost Monthly, cover bands and crossover and country.
