I have read some of the other threads on this topic. However, many of them are dated and others do not provide comprehensive information. Do any of you have any information or experience with modular or prefabricated homes?



---- To be clear, I am not referring to manufactured or mobile homes, rather site assembled homes that are previously constructed in a plant and later assembled on a foundation.

Housing costs in parts of Utah, in particular SLC and Park City are becoming outrageous and I am considering this as an option. I have seen some homes in Park City (Old Town) that are modular and they are quite impressive. I have been following some sites on other options, like Morton Steel Buildings too.


Can you share your personal experiences here, please? Thank you all!

I've also been interested in modular homes, but at the end of the day wasn't convinced that I'd wind up saving money by going that route. The modulars that I've researched seriously are from Douglas Cutler, Blu and Irontown.

I really like the look of the Douglas Cutler homes and looked into building their Tahoe home at one point. They are based on the East Coast. They market plans for modulars, and claim to be able to modularize most home plans. You'd want to find a local plant to actually do the work.

Irontown Homes has a factory in Spanish Fork and you'll see a quite a few of their houses along the Wasatch Front. I recall seeing a development a few years back (in Weber or Davis County maybe?) where all the homes looked suspiciously similar to the Irontown models, but they didn't mention the fact that they were modular.

The Blu homes have a distinctive boxy contemporary style and and are built in Northern California. They are pretty much turn-key. A builder friend who toured the Blu facility said he was fascinated with the technology, but thought they had a ways to go with respect to quality.

Thank you very much for your reply. I believe Irontown has a couple of buildings in Old Town Park City. There are so many options to choose from and so many directions to consider. Lindal has been at this a long time and Morton Buildings is doing more and more residential buildings all the time. There are kit homes, modular, prefabricated, etc.

I agree, yes you’ll save time and avoid many of the weather related issues, but how much money will you save? Lots to consider! Thank you again.

I had a 50x80 Morton building as an airplane hangar for 15-20 years. As an unheated hangar it was great. We had one hail storm that dropped hail stones up to 2-3 inches in diameter at the airport, and the only damages to my hangar were the skylights in the roof and the steal walk-through door. Of course I replaced the skylights, but the door wasn't that bad. I was surprised the roof didn't dent. Some cars in the area looked like they'd been smashed with sledge hammers.

It was '79 or '80 when I had the hangar built, and at that time I think Morton only built pole barns. As outbuildings or hangars, pole barns are just fine. I also owned a commercial office building once that was pole-built, but there are limits in city building codes. Personally, as well-built as my hangar was, I don't think I'd want it for a home. You'd be pretty limited in building crawl spaces or basements and probably have an only-option of a concrete slab.
