Buying Acreage In The Beryl, Beryl Junction Area
My wife and I are planning a trip to the Cedar City, St. George area in the Fall. We are looking to purchase at least 20 acres to eventually build a home on and retire in the Beryl, Beryl Junction area. That leaves us approx. 30-35 miles outside of Cedar City. We are from Holiday, Florida, which is just North of Clearwater on the Gulf Coast. We are planning to move to the area in 4-5 years but want to buy the land now and would like to hear your thoughts and also find a realtor to show us around when we come out there.

Sounds like what we're trying to do also! Have you seen any of the land there? Have you been there before? I've only seen property on line and I know I'd love that area. I posted some questions about "desert living" that you may want to check out. I got a few really good answers. Let me know what you find out! Good Luck!

If you haven't visited the area, I would certainly recommend doing so. Beryl Jct is basically a crossroads of two state routes. You would be living in high desert and water rights or access to water is a definite must. If low density population is what you are looking for, you have found it! The only way to get to lower pop. density would be to continue west another 30 to 50 miles into NV.

A lot of interest in Beryl lately! I have lived here 10 years and love it. It isn't for everybody though. Sofam is right, it is a crossroads, there is a tire shop, cafe and power co at the intersection. Just north is the elementary school. Not much else in the way of employment unless you work on a farm or the greenhouses in Newcastle a few miles to east. Most of those jobs are filled by the immigrants who also live in the large cinderblock subsidized housing unit nearby. Not much socializing, unless it is church or school related. People are friendly though. You do have to drive to Cedar City, it is thru the mountains, sometimes rough in winter, watch out for deer! Beryl is in a old lava field/valley surrounded by mountains. The town of Enterprise in 15 miles to the south, another restaraunt, small grocery store, hardware store and gas station. Do your research about water rights and land prices. I will try to take and post some pix tomorrow.

That sounds like a wonderful area to me. I love people, but when I'm home, I love being alone with my family and my animals! Can anyone tell me how much water rights may cost? Thanks!

Check the post on "is this desert living?" Water rights 5-7 K. My father in law lives right behind in a 3/2 nice mobile on 4 acres and 2 water rights, he is thinking of selling and has been told 90,000 to 170,000. Realtor told him she could sell water rights alone for 7,000 each.

Thanks for the replies!! Water rights is an issue but we will have to do our homework. As far as employment, I was thinking about working for the county or the state. Maybe by the time we move out and build a home the area will be more built up?? I am not counting on this, but considering the amount of people that seem to be moving to Utah, someone would have to discover that area sooner or later.

I stood at the Junction of Highways 18 and 56 and took a pix in each direction. This is a flat valley surrounded by mountains, beautiful when everything is green, the large flat areas are large alfalfa fields. Enjoy!
