The real estate market in Utah (like the rest of the Country) is in serious decline. You may want to rent for a while.

If you can't wait you might want to try contacting the Banks in the area you're looking at. Ask the people working there for a list of short sales or foreclosures (REO's). You'll find many.

Oh, and don't forget that real estate agents are salesmen/women. They don't get paid (commission) unless you sign on the line and they hardly ever say "it's a bad time to buy!".

If you decide to use a realtor try to stay away from the more desperate ones who are trolling the internet. A realtor may not be exactly "free" to you because a motivated seller or a Bank might give you more of a deal (price reduction or added incentives) if you show up without one.

The above is a good post.

Waiting to buy will save you some serious $$, we're only just beginning to see the decline in real estate valuations and anyone saying differently either doesn't understand the depth and scope of the problems or is blowing smoke your way.
