we are thinking of s.w.utah,,like to find some property and build small cabin,mountains,,dont mind a little winter,,small rural area would be nice,,whats a good area,property prices,under about $3000 to $5000 per acre,is this possible,,?

Just a question (and I mean this kindly): from your post I assume that you've not actually been to southwestern Utah?? So many posters ask questions about areas that they've only heard about or looked at on a map, etc., that my basic response is to come out and actually see the area(s) in question before even starting to make any life-changing decisions. Maps cannot convey what is really in an area, and the opinions of others are usually just that, opinions. So, take a trip or two and see for yourself. Then, if you zone in on a particular area some of us from that area may be able to shed more light on the subject.

sorry i didn,t make it clear ,ihave been to utah a couple times,thru the south west,,been a few years,planning on visiting in sept.,,really cant recall the surrounding areas ,of st. george,cedar city,,,rural areas,,what small towns i,d say within 50 mile radius of these 2 cities,would be affordable,,i am from ohio,used to land prices,here,like mountain areas,,hope this helps,,thanks,,

Dear dak---you mention "mountain cabin," so I need to say that usually "mountain" means snow in Utah; we don't have some of the world's best skiing because our mountains are snow-free, and I'm not talking just a "little winter." Utah is desert country (low, dry desert with heat in the south; high, dry desert in most other areas) but the moutains can be formidible and are often deep in snow (of course the weather all over has gone nuts the past few years, so who knows?)! Also, because it is basically desert country water is more precious than gold, so you have to find someplace that has (or can be supplied with) water or your mountain cabin will not be what you hope for.
