Default Property Taxes in Utah

Does anyone know the property tax rate in Utah. Here in Calif. we are 1% of the selling price if that gives you an idea.

I have also been looking at web sites of homes for sale and all I have been able to find is older home like in 1912-1950. Is there any homes at least 10 years old and more square footage? It seems that your homes are built small. Is that true?

Where can someone find 3-to 4 acres of land with a nice house?

Follow this link and look at the different counties. It will give you an idea.

http://propertytax.utah.gov/taxrates...arates2006.pdf

Here is the rate for my area:

0.012319

If property is assessed at 450K, then the taxes would be 5543.00

Just lookin, I find it strange you saying homes are small in Utah. When we were looking at homes they all seemed too large. I think because aren't Utahans very family oriented and tend to have a lot of kids? Anyways, we ended up buying a 7 bedroom, 4 bath, 4 car garage on 66,000+ sq ft lot (that's 1.5 acres). The house only has 4,000 sq ft living space but neighboring houses tend to average about 5,000 sq ft. Large enough for you? Of course these homes are in Highland, a rather up-scale little town.
If you plan to buy you better make it soon as Utah is experiencing the highest appreciation rate in the nation this year. The state of Utah had a 46% appreciation rate in 2006 and so far around 15% for the first quarter of this year.

Well, thanks Edlo. I guess I am looking in the wrong areas. Each Realtor site I have been on shows. 2bd 2ba 900sq ft and up to 1400. I don't know where the bigger houses are.

We are looking for 1500 to 1800 sq ft house on some land. I haven't found land either up to 3 to 4 acres with a house. I'll keep looking. Yes, I agree property is going up fast.

Default lots of big houses

Howdy...

Big houses are plantiful. In fact Utah ranks among the top 5 states for square footage on average...and I believe Provo was the number one city for large homes. Smaller homes are concentrated in Salt Lake City...but all up and down the Wasatch front there are large homes.

Land could be an issue in the populated areas. The Wasatch front is a classic 1/4 acre zoning...and with so much development, there isn't a whole lot of flat surfaces left!

For a larger plot of land...I suggest looking west toward Tooele and Grantsville. Prices there have not skyrocketed quite as fast (but they have definitely jumped). Or...look farther north then the commutable SLC suburbs. North of Ogden (Brigham City, Willard, etc) is still relatively less populated with some land available.

For a real stretch...central and western Box Elder county is basically unpopulated. You can actually by some really nice pieces of land at incredibly cheap prices...but its very undeveloped.

Good luck....this is a nice place to live.

Have you tried craigslist? That's how I found my Highland house. There are five areas to choose from, Logan (1179), Ogden-Clearfield (3063), Provo / Orem (11631), Salt Lake City (59166), and St George (2657)
Numbers in parenthesis are total postings. Click on "real estate" and you will find many, many homes for sale, mostly FSBO.
Good luck
Eddie

Taxe wise think 1% of purchase price, then if you move there as primary residence you get @ 45% off that,

Where do you need to look. South Utah still has bigger and larger, Unitah Basin is just starting to really develop. Vernal & Roosevelt have housing with tax rate structure that is not high. Duchesne is an up and comer also.

If you need big city area like SLC - good luck.
