Hi,

I'm a friend of Sue's, but live in NY. We are also looking at Daybreak with hopes to move there soon. My question is about the use of the lake and pool and other amenities by guests. I probably could search the DaybreakLiving website more, but thought someone might have some info for me. I have a lot of family in Utah and would want to include them in our activities and am hoping it is not a big pain to have guests. What's the rule?

Default Builders?

Hi Silverfeather,

You mentioned a couple of horrible builders. I had heard that Destination was good. I think different people have different experiences, but would like to know what made them hard to work with. I didn't care for Richmond's model homes, so wouldn't use them anyway. Who built your home?

I love my home, the community in general is OK, but as I said in the original post, we have a few management issues. Seems that the developer is trying to get that under control.

Unfortunately, the "pool" you refer to is just a kiddies' splash pool, residents only. There is a new park and community center that just started construction that will have an actual swimming pool as well as tennis courts. I wouldn't care to guess what the rules concerning guests will be. The lake is open to the public for fishing (with Utah fishing license) but the community boats are again a resident-only amenity. You would always be welcome to supply your own canoe or kayak for guests. We brought guests to the luau. It was free for us but there was a $10 charge for the guests to cover food costs. The parks and trails are basically considered public parks. I think you can bring guests to the fitness center but there might be a small charge. Not completely certain about that one. I know they do allow non-residents to join for a fee, so guests would seem welcome as well.

Hi Sage,
I love the Destination models and came close to buying one. When we moved in we had the opportunity to meet many Destination homeowners. The issues with their homes were all over the board. Poor finish, substandard materials, poor warranty follow through, landscaping not finished or not installed, etc, etc.
We built with Gold Medallion and received a nice well constructed home, with great follow up. Unfortunately, GM is only building cottages (small starter homes) at this time, but I've heard they will reintroduce larger homes in the near future. I'd work with them again.
There is one builder in Daybreak that has a sterling reputation and that is Bangerter. Their basic homes are semi custom and very nice. Our neighbor is building with them. She sings their praises everytime we talk.

Hi Silverfeather,

Thanks for the greater description of builders. We have both built and remodeled and know that there are almost always issues with construction companies. But the types of issues you mentioned with multiple homeowners are a definite red-flag.

I really appreciate your comments. We are still in decision mode right now. We have four kids and a dog and I have just finished (or close to finished) remodeling our home (exactly to my desired specifications, acted as the contracter and did much of the finish work myself) and now my husband is ready to leave.

I was not excited about moving until we visited Daybreak in May--on Memorial Day and saw the beautiful homes and all the people having fun on the lake. We live in a very close neighborhood in New York next to a lake and belong to the neighborhood association that allows use of a park and a place for our rowboat. Outside of Utah, this has been the friendliest neighborhood I've lived in, so am hesitant to give it up.

Anyway, sorry for the life story. My other question is commute times to Utah Valley area.

Do you know if the commuter traffic is bad going south in the morning and vice versa at night? My husband might work in Pleasant Grove where we actually already own a home. So our dilemma is should we sell that too-small house (that we had built for us years ago) and move further away from where he will work (and pay capital gains)?

Bottom line: Is Daybreak worth it?

We live in Herriman (South of Daybreak) and my husband works in Lehi. He finds that he is usually going against the traffic. His biggest problem will be getting to Bangerter to get out to the interstate. Currently 2 of the 4 roads heading out of this southwest area have construction so of course that makes the other routes very congested. The good thing is that construction is temporary and will improve the commute when it is finished.

Default Reasons people move out?

We noticed there are quite a few homes for sale in Daybreak. We're thinking many of these are new, but do you know of people who didn't like living there and are moving out for that reason?

I've talked to a few people who are selling in daybreak, and they are just moving to the newer phases of daybreak. i guess that's a good sign.
Also, we were planning on moving to Daybreak last year, but are probably moving out of state instead. Anyway, I wanted to modify some floorplans, but the only builder who will let you is Destination. That was a really big deal to me.
Also something to consider about Daybreak, if you haven't been there in person is that right at the entrance to daybreak is a great new Megaplex theatre, Target, JC Penney, chilis and Red Robin (opening next week). It's so great to have all that half a mile away.

All right you two, don't make me pull over!
I see all the great possibilities but I'm also aware of the hassle HOA's can be.
It's just a matter of whether these are things that can be overlooked in favor of other things. It seems to me the problems will always come up but at least Kennecott is willing to deal with them. We have no HOA now and live on 2 acres, I have to say the management isn't great! We try hard, but with six kids and 2 dogs, nobody's ever happy at the same time!
I do have more questions though and I thank you for all your help.
So, if there is no RV parking(understandable), Is there anywhere nearby to park your Rec. vehicles? We have a large trailer and would need to park it.
What kind of activities go on for kids around there, I have kids that want to dance, play soccer, gymnastics, art......etc. Is this all locally available?
So far I don't need anymore convincing, I just need to see it.
ON prices, would $350 to400,000 buy you a fairly nicely appointed home with a decent .25 ish size lot? It would last I lived in UT about 2 yrs ago. But that was in Lehi and not DAYBREAK-TOPIA!
