Hockinson is a pretty 'desirable' area, so you need to have someone diligently looking for you, as well as yourself to catch the deals. The lot sizes will most likely be 2-5 acres, as there is not much for subdivisions, tho possibly a few. For your price range I would cut the size of the house significantly (taxes will kill you on 2800sf) and just try to get something that has a shop you can add an apartment in, or move a modular onto the prop under the "hardship" exemption for dad.

Washougal schools are very poor. Camas schools are rated better. The Evergreen school district in Vancouver, more specifically Fisher's Landing Elementary, Shahala, Illahee, and Mountain View HS are the best. I say that not only because I have had 3 kids thru the sytem (actually have 1 still there), but also because of the studies and ratings. There are websites that you can check out (www.greatschools.com) to review. I have had them in the excel programs, AP programs, athletics, music, etc. The diversity in the schools are good too. No problems there. Schools are important and I have no qualms in recomending the schools above.
