Hi,
CA native here, thinking about moving to Vancouver. Been perusing the listings on craigslist and calling around, seems like there are far more "nice" homes for rent than apartments - any reason for that? I'd appreciate any recommendations on downsides to renting a house vs an apartment, or any advice on property mgmt companies to work with/stay away from. I've checked the state of washington web site for renters' rights and it doesn't seem nearly as robust as NY/etc.

homes are for the most part cheaper here than Calif. - Buying a second home and renting it out is one way of letting someone buy property for you. - If you are concerned with renters rights I would question if I would want to rent to you. Most homes are rented on an annual basis and I guess apt also. If you are in a single family home you will surely be more comfortable that in some 300 unit apt.

I have a house for rent and would question whether I would accept you as a tenant based on those concerns.

What would be the concern with regard to renting to a tenant that understands the legal responsibilities of the landlord and tenant in a rental agreement? Wouldn't the only point of concern be whether the tenant will pay the rent on time and in full?

Exactly if the only concern is that they pay in time and in full....

But when a person complains that Washington landlord tenant laws are not as strong as the ones in NY I have to question what is their problem...

It makes me think the concerns are based on some prior bad rental experience....I may be wrong but that is my gut feeling.
Now if the person is concerned about whether I can evict a tenant or not in the winter ( and yes this have been a question)..Give me a Break !!!
I applaud everyone for knowing their legal rights before renting...I assume everyone reads it. I just have to question why would someone find the current rules not to their liking...

It is just the same gut reaction I get from someone who calls to see my house and they want to know if I they can move in the next day because their current place is just too small. &*^)%$$ ???? Who makes a decision like that? One day? Yeah there might be some good reasons for such an expedited move like when military people move and are in temporary housing, etc... but I just get a bad vibe in some situations.

I'm not a landlord, but I would get a skeevy feeling from someone behaving like that, too. It's almost as if they're being evicted and want to get a place lined up before the eviction shows up on their credit history.

I've rented for many years in Vancouver and only once did I ever have any type of issue that required a decent understanding of the WA landlord/tenant laws. Several years ago, the manager of our apartment complex attempted to change a major clause of everyone's leases without tenant approval after they'd already been signed. When I gently brought it to her attention that this isn't legal, she asked me to "not tell the other tenants because if they're not smart enough to know better, that's their own fault", as she put it.

Every other landlord I've ever had in the county has been 100% copacetic, though.

my current renters have been with me about 12 years! - They take complete care of the property and if something needs special attention they just call and I see that it gets done to thier satisfaction as fast as possible. They drop me the rent off on the due date I pay the mortgage and life goes on. I just wish they would buy it! - I keep forgetting to give them a rent receipt and it seems to bother me more than them.
