Default Housing near 86th and 4th plain

Take a look at this map. Is housing good in the area?

NE 4th Plain Blvd & NE 86th Ave
JLS Custom Homes (broken link)

If an apartment is on the other side of the street (older, existing homes in between), does that drastically lower the price in terms of resale?

Is the neighborhood somewhat safe? How's theft? I have already looked at the crime data, just want an "insider's" perspective.

It's not a bad area. I've had a couple of friends live in the area, they liked it. They never had problems with breakins or car prowls. Yeah there are apartments nearby, but there is also a country club two blocks east. The area across Fourth Plain is mostly homeowners, only a few rentals. The mall is less than five minutes away. 86th Ave is known as a speed trap road. It's wide, straight and marked 25mph. Cops love to sit along that road and nail people doing 30+.
