Default Evergreen area east of I-205 in Vancouver

What do you think about Evergreen neighborhood in East Vancouver? It is located east of I205, my main concern is crime situation. You have any issues/concerns about it? It borders Cascade Park and Fisher Landings area, whihc are nice. But I dont' recall people mentioning Evergreen area in a positive way. What do you think?

I lived there 25 yrs ago... It is a cross between Cascade Park and Orchards, and has a little of each, but leans more towards 'orchards' (apartments and rentals). We were in a nice neighborhood, but it now has plenty of rentals, which can often bring petty crime. For convenience and renting it would be ok, but I would be leary to drop equity into buying a place there without knowing the neighborhood. One of the problems with crime, is the 'quick' escape route via 205 bridge. You will also be directly under an occasional landing pattern for PDX. I was really surprised to look up at the belly of a plane, after living there a few months and being shaken out of bed, not having experienced that. They use it during SERIOUS wind storms. or in the case of "Pineapple Express". You can probably get the stats, but it is only a few days / yr.

There is a 'planned' community (Pinecrest or similar name) at ~ 120th through 124th Ave and between NE 6th and 9th st. It had some areas that were decent, but unfortunately plenty of rentals too. Maybe they have solved that problem.

Evergreen is fine. I haven't heard much about crime here. Lots of rentals yes, I understand the schools are better than downtown. Lots of trees...that's for sure. Oh yeah...and Russians...don't know what's up with that.

It is what you make of it. I live in Battle Ground and I hear about the Russians as well as in many other parts of the County in my profession. Again it is what you make of it.

The Evergreen School District is one of the better ones around, and of course though that comes with higher property taxes to pay for it. The crime in many parts of the area are minimal compared to major metropolitans, so it really matters as to what you are comparing it to.
