I know I am not living in the DTES or Surrey or New West. But are there any other 'hoods in Van proper to avoid due to crime?
I know the North side of Van pretty well. But how about Oakridge, South Hill, Sunset, Kensington-Cedar Cottage, Renfrew-Collingwood, Kilarney?
Those are all quiet neighbourhoods made up primarilly of single family homes and the odd high street with some shops. Sunset's a little close to the DTES, I'd go with one of the others. You've pretty much got all the sketchy neighbourhoods now, except Port Moody and some areas near Edmond's in Burnaby. Everywhere else is nice, anywhere even slightly sketchy has been namesd. BTW, New Westminster is not really that bad at all, and neither is most of Surrey.

I've gotta friend who lives there. Nothing too fancy, but it's a solidly middle class neighbourhood. For some reason, alot of cops live there. Occasionally a rummy will wander down from farther north, but not too often. There's some really nice parks in the area.

The problem with them is they leave behind an enormous mess. I usually just leave my empties in a separate bag, it's less hassle.

Safe otherwise. Sorry about saying Sunset was sketchy, I actually meant Sunrise, got a little confused, Sunset is fine. The area is sort of walkable, but too suburban for me compared to places like Commercial and Kitsilano and along Main. It's the sort of neighbourhood that's full of families that drive cars, but there's still good bus services and shops to walk to on Fraser street. It's definitely livable without a car, but not necessarilly the best non-downtown neighbourhood for that lifestyle.

Thanks...good information. I live in Sunrise Hastings right now..some sketchy pockets but overall safe. I saw a basement suite near Fraser/King Edward that would have been perfect, but my head literally hit the ceiling--I'm 6'3".
Me having a dog limits options, and I am hoping to find a suite within a house like I have now, since I'm aware of the rampant bed bug problem in buildings here. The problem with the place I have now is it costs too much, 1800, and my girlfriend would like a shorter commute to UBC.
