I have a house for sale I do not reside in. The realtor told me it showed 4 times this weekend. Do do some doubts I have I "set" the house so I would know if anyone had shown it and I was at the house everyday this weekend and no one had been there. No cards were left. In fact no cards have been left in a long time and yet I assured that the house is showing lots. I don't want to upset the applecart as I don't want to get "blacklisted" by the company and I really need to get this house sold. Any advise?

Any realtor that lies about something like this needs to be replaced, IMO. But if you have to keep this realtor ask where he has the cards of people that stopped by. Next showing tell him/her you will have someone there that will leave if there are any visitors.

It isnt common for realtors to leave their cards, particularly if the house is unoccupied (imagine if they stacked up on the kitchen counter how that would look to potential buyers). I suggest asking your realtor to inform you each time the property is shown, who is showing it, and ask them to follow up with the "showing" realtor later that day, and then call you with a report. Hopefully that solves the problem.
I don't know the specifics of your situation, but you also may want to consider making your home look like it is lived in by hiring a company that stages your home for sale. One company who gets fabulous reviews in this area is Revamp- they make your home looked lived in, bring it up to date, and really attract the buyers. Some of these staging companies also put people in the houses, they live there and pay a minimal rent, make it feel homey and clean and perfect, and then they are there when the realtors come to act as the homeowners (they arent lying when they say they live there, as evidenced by their family portraits on the wall, fresh flowers, cookies in the oven or fresh baked bread). They will be able to tell you how often the house is being shown etc. Having the home occupied and with someone who has great style, keeps it in topnotch shape, etc. can pay off big time in rewards.
