Also don't forget about the "Conejo Grade" on the 101. That could be a pain if you do decide to move to Ventura and work in Agoura.

My husband did the commute from the beach in Oxnard to Newbury Park (Amgen) for a little over 3 years. The grade is what he hated the most about the commute.

But you can't beat beach living and I fully understand how you feel about living at the beach. We are the same way.

Pierpont is the most SoCal beach neighborhood and is the priciest in the city. My personal favorite neighborhood is along Poli St, slightly up the hill. Still just minutes from the beach. Many of these houses and condos have fantastic ocean views, with prices hovering around $500k - $600k. It also has the most Santa Barbara-y feel to it, kind of like Samarkand, if you are familiar with that SB neighborhood. The Keys are definitely the most affordable houses on the coast, anywhere.

If you are considering starting a family, Ventura has two very large meetup.com moms groups that function as great support networks. Both have 200+ members and have daily activities and playdates. My wife's entire social life basically revolves around the playdates, get-togethers, moms' nights out, etc. Us husbands know each other and get together too. There are lots of great parks here as well.
