As FrugalYankee pointed out, being a landlord isn't easy. I guess the scammers are everywhere. I had a friend in Queens that rented her upstairs (illegal apt) for years and then one tenant moved in and stopped paying rent immediately. The judge threw it out of court months later since the apt wasn't legal. In the end, it cost her thousands of dollars to evict him. My sister-in-law in Staten Island has two rental houses and goes through this at least once every few years, and she screens like crazy. I guess you never really know for sure. Well, maybe by the time my apt is available, things will improve and I will actually be able to sell this place!

FrugalYankee, have you had any experience with the Vermont Rental Property Owners Association? It may have been you who posted the link originally. If I must rent the house, I am thinking of joining.

Jenny I have no experience with them. I was a member of Rental Housing online for a couple of years
Rental Housing Help for Landlords, Tenants, Investors and Property Managers
and got some good information, forms etc from that site.

Since then I've found that it's easier for me to compare notes with the decent landlords in town since this is a small town. Avoiding the slumlords of course

Good link to bookmark, thanks. The town where I live is chock full of rentals. Sometimes I think there are more rentals than owner-occupied housing in Windsor! And plenty of slumlords for sure.
