I'm looking to buy a house in Vermont, and most of the houses for sale in Roxbury or nearby are much, much cheaper than anything else in Vermont. Am I missing something? I'm sure there's a reason why?

There is not much going on in Roxbury. All the town has is a general store, post office and elementary school and I think there is a library. There may be an auto repair place. Nice little town but you will drive a lot to get your normal things, hardware store, grocery store, etc.

Roxbury is very isolated. I lived in Brookfield near Allis State Park and had a friend in Roxbury on Four Mile Road. The towns are side by side, but it was a good twenty minute drive to get to his house. Shopping was bad enough in Brookfield, the only options are driving to Northfield or Randolph. Depending on where a home is located will dictate travel times. When I lived down that way the Warren Mountain Rd used to close for the winter which isolates the town a bit more.

Roxbury is very small and abit depressed looking. In the summer tho an upscale summer camp does bring some visitors and business. I don't consider it isolated as Northfield is 10 minutes up Rt 12A and I89 is about 15 min. The Roxbury Mountain Road to the Mad River Valley is a busy commuter road, open yearround, so getting there is about 10 minutes away.

Since you have not mentioned what your looking for in a town can't really help you.

Looking to actually build a retreat, a place where people will come to meditate, do yoga, learn about nutrition.
