My wife and I are aggressively searching for another place to live...we've sold our current place in southern Vt., (closing in August sometime,) and the place we had our hearts set on was sold due to buyers bank dragging their feet, now we're scrambling like nuts trying to find another place that suits my/our needs.

We would like to stay around southern Vt. in either Guilford or Vernon towns, because they have no zoning and I like that. Plus, I have a small transport business and deal with trucks and equipment a little bit, smaller scale...but I like to make a living like everyone.

A realtor brought us way further north than we care to be yesterday to look at a place in Saxtons River, 5 miles west of Bellows Falls. But the place fits us to a TEE, in terms of the house, a perfect garage for my business, and the whole layout. Problem lies in the zoning; they hate businesses evidently.

The seller was wide open with me on how the town zoning administrator feels about anything to do with making a living from that location. It was a business for many, many years but since has been rezoned and restricted for use.We love the whole place...but if we can't use it for what I intend, and are always at war with the town and/or the nosey neighbors...then we're not going to bother moving forward. I can't be spending quality time and energy dealing with chipmunks that are always nosing into out affairs.

With that said, does anyone have any input on that area, the town zoning, the "vibe" in that area for or against small home-based businesses? You'd think they'd welcome certain things for local support, but that's not always the case. Several potential buyers have been there and have been ready to pull the trigger, until they spoke to the town zoning person, and they all walked away. That's discouraging.

I'd appreciate any information if there is any out there. Thanks.

Vermont hates business in general. I dont think youll have much luck in most of the state, unless you move to Chittenden county. Good luck in your endeavor
