Hi there, long-time reader, first-time poster.

I've lived for a while in the Middlebury area (first as a college student, now working), but have outgrown it now in my later 20s. I'm locked in for another year or two at my current job (personal decision) but would like a little more life. Burlington is the first place that comes to mind, but I've never seen a more expensive place outside of New York City like Burlington, and for the most run-down places too. I've also spent enough time there to realize a lot of it feels very artificial—the people, the condescending holier-than-though mentality, the politics.

At this point I am seriously considering a move down to Rutland. I've spent some time there over the past few months. The downtown area seems to be really coming alive. I was incredibly excited about the announcement of Phoenix Books opening their new store. Coffee Exchange is great. I'm interested in getting involved with a young professionals group. I've heard the farmer's market is top notch. By the same token, access to nature is within a 5 minute drive.

Of course, I know Rutland isn't without its problems (both its image problem and also its concrete issues). Most of the places I've seen are in the northwest corner. The housing stock is somewhat depressing. I have a dog, and would love to be able to walk him without thinking twice about who else is walking along the street.

Am I overly romanticizing the area? What do others think? I don't mean to criticize—I see a lot of energy in Rutland but I don't want to be blind to any potential issues just it because I'm committed to leaving Middlebury. Responses thoroughly appreciated!

The northeastern part is better than the northwestern part. North and east of the hospital are some decent areas though the traffic is heavier.

OP, considering that you're only about 40 minutes away from Rutland and you're not planning a move for at least a year, you'll have plenty of time to get familiar with the town. I go there regularly for business, and occasionally for recreation and have found a lot to do. Pinehill Park is great for biking, walking (incl dog walking) or running. There are plenty of interesting and inexpensive places to eat. There seem to be a lot of young professionals.

I agree with your assessment of Burlington--love to visit for a weekend, but couldn't imagine living there.

Hi there—thanks for the responses so far! I should clarify: I'm planning to move in the next month. My current lease is up soon. I'd be moving (to Rutland, etc.?) and commuting to my job in Middlebury.

They don't call it RutVegas for nothing! It is a little more than twice the size of Middlebury based on population, although I don't know if the Middlebury numbers include students. The Phoenix Bookstore expansion is definitely great news & access to Killington is obviously great. Also Amtrak service directly down to NYC. There's a decent outdoor gear store, can't remember the name. You can't ignore the crime and heroin issue (although obviously in parts of Burlington also). You might want to check with the Rutland Mayor's office or police chief to see areas they suggest. They could also clue you in to any young professional groups. That commute could be a bear in the winter, however. Make sure you put snow tires on your car.

I'm also considering Rutland. It looks like they have a really good hospital there (I'm a nurse). Please keep the information about Rutland coming!

I 2nd that. Route 7 to Middlebury is about 45 minutes on a good day. Winter snow days can make that an hour or more.
Rutland is what you make it. Lots of opportunity for outdoor activities. Pine hill park has miles of great bike and hiking trails. The Paramount theater has started getting some really good lineups. Killington has free Saturday summer concerts that are tremendous. Streets roll up early if an abundance of nightlife is your thing. It has it issues as does every town. What kind of things are you looking for?

I can weigh in on this a little, having lived in Rutland for 5 years and now in Middlebury for 1 year. I enjoyed a lot about Rutland - mainly its access to Pine Hill Park (great biking and hiking), Pico Mountain, the nearby lakes (especially Chittenden Reservoir) and other outdoor opportunities. Middlebury also has a ton of access to nature, so they are close to on par in that regard, although I have to say that I miss Pine Hill Park a lot.
In terms of nightlife and restaurants, you can't compare the two. Middlebury has Rutland beat hands down. Middlebury has a great Indian restaurant, Thai Restaurant, and a few other very good restaurants (Storm Cafe, Samas, American Flatbread, etc.). Rutland has good pizza (VT Tap House, Cara Mia's), Little Harry's and that's about it. Three Tomatoes was great, but they just closed down. Middlebury has live music 3-4 nights a week between 51 Main, Two Brothers and the college. I found Rutland didn't have much going for music. Also, Middlebury is much closer to Burlington and Lake Champlain.
On the plus side for Rutland, it is much cheaper to buy a home. It's also more blue collar and has a closer community setting (no transient college community).
Overall, though, Middlebury so far seems to be a much nicer town, but you pay for the difference. Rutland is much bigger in population, but has less going on in general and a huge drug problem.
That said, I like Rutland despite its problems and who knows, may move back some day because its so much more affordable and has a special kind of vibe.
