Hi there-

We are looking at buying a country home in several different parts of the state, and are interested in using a broker or agency that *exclusively* represents buyers. We found a couple who work in Lamoille County, but also need to look in Addison/Washington and Grande Isle Counties.

I cannot seem to find any agents or brokers that meet this description in those area-- there are a number of Accredited Buyers Representatives, but they also sell properties, which is not what we're looking for. Does anyone know of an exclusive buyers' agent in those areas?

I'd look at how they get paid if you are out of pocket giving them a percentage I'd skip it I don't think they produce that much value. I do recall hearing that in VT buyer's agents split the seller's agent's commission. If that is the case they aren't going to popular within the RE industry.

Thanks, mustmove! From what i can tell, you do agree to either a flat fee or percentage, but that it's covered if they can get that from the buyer's agent commission. Supposedly, this is how it works most of the time, but I'm no expert!

So, i guess the only time we would pay out of pocket would be if it was a fsbo or new construction (which i can tell you isn't going to happen). I wouldn't mind paying for the service in any case, because i feel like we need the help.

There was a RE company in West Lebanon, NH(they worked VT as well) that operated solely as buyers agents but their former office has had a different business in there for a couple of years. This company was paid above and beyond the selling agents fee. I really don't think you are going to get anything from a buyers agent in VT. What are you concerned with?
