Default Land prices in Addison?

I was wondering if the Addison/Vergennes area was a less expensive part of Vermont to buy land or rent/buy a home. My father is looking for a little bit of land in Vermont to spend summers (or possibly year round). Does not have to be near Lake Champlain waterfront. He's just a retired old Upstate NY dude of modest means (ie not looking to buy or build a luxurious property) - Vermont weather would not faze him.

We've checked out that part of VT a couple times and it seems unpretentious and quiet. Is our impression correct, or is this area (south end of Lake Champlain) not what it seems?

When I've looked things have always been significantly cheaper on the NY side. Likely to still be so especially within range of Burlington and Middlebury. Taxes are likely to be less in NY and building permission easier to get. If it is going to be fulltime be aware that VT taxes retirees in horrible ways.

NYtoVT is on a distinguished road
Wherever he settles in Vermont beware of the non-homestead tax rate. It's a killer for the most part.
