Default Rutland or Middlebury rural areas?

IF we stay in Vermont, we would prefer to buy outside of the city and hopefully own a couple of acres so the boys can ride their toys and have some room to run. However I am certain I only want the boys to attend Rutland HS or Middlebury HS. Can anyone recommend any towns outside city lines with decent property taxes/under 200k for 3+bdrm/ within 40 min commute to Proctor (jobs)? Thanks! (The search would be a lot easier if Vermont allowed school choice...too bad they don't)
