Lake Champlain property
Hi. I was wondering if anyone had any opinions. I am in Vermont looking at property and found a nice place on the waterfront near Swanton. The price is $239 to buy. It needs some work but I like doing that sort of thing. It is directly on the water-no road in front with a rocky shoreline. It's not on the tongue or the islands. If you have knowledge about the area, let me know how you are thinking? Thanks.

..leaving Baltimore, or will this be a 'second' home? Towns like Swanton, Highgate, North Hero, South Hero are certainly remote, and a complete transformation in culture, and especially WEATHER, from the streets of Baltimore. The closest town of any real size is St. Albans, and that's only about 10,000, if memory serves me correctly. You would likely be about an hour's drive from Burlington, the state's largest city, and you might be doing the drive on some fairly remote stretches, especially from the islands and during heavy winter snow.And, of course, all dependent upon employment, as well.
As for Baltimore, ...the less said, the better; that city needs help..in spades.

Not leaving Baltimore at all. This would be a second home. My mother and her family are from Quebec and I lived in Boston for three years so I am familiar with the area. Burlington is about 45 minutes from the place I am interested in. As for Baltimore, I happen to love the city. It has issues but what city doesn't? And yes, my motivation is the weather. I love winter and I hate hot, humid summers. So, what do you think about the price?

Okay-thanks. I thought it was a good deal. It needs some work-new furnace, water treatment. But the bones are good and it's on a nice lot.

If it's right on the water, you might need flood insurance, don't forget to take that in to account.

Is it winterized? I'm no expert, but I've seen some adorable camps on the water that are a bit less expensive, i'm guessing on account of the fact that they're not inhabitable during the winter. Which is, of course, just fine for some people.
Sorry if I'm stating the obvious, but if that is the case with yours, i would just make sure to compare prices with other seasonal (non-winterized) properties to tell if it's a fair price.

Thanks. It has insulation but most of the windows and the furnace need to be replaced. The duct work for the heating is fine. Presently, the furnace is located under the structure which I think lead to it's early destruction. Yep, I did a lot of looking and this is the one that had the best advantages. It's no McMansion but for me and the dogs-perfectly fine.

water front property for $239, if it build able just get it while it available, 1 outing in Baltimore cost you as much as that.
