HI,
We are about to put an offer in on a house in Amissville VA. The house is right off 211 and not in a neighborhood. We had been mostly looking at homes in Haymarket and Gainesville but fell in love with this house and the commute is better for us too. We also like that property taxes were on the lower side. Our young kids will be attending a smaller school in NOVA but we did check out the Rappahannock school system and could see sending our kids there in the future if that worked out best for our family/our kids.

Does anyone have any info about Amissville- positive or negative? We know it is a more rural area and so it is harder for us to get a feel as to the flavor of the little town. The few people we have met at work that live there love it. We would not be far from Warrenton (about 15 min). Any info on 211 as far as traffic, deer, car accidents...? We have younger children and know they will be driving in the distant future ( back roads vs major roads) and so we also took that into consideration when looking for homes.

Hi there! I grew up in Culpeper county, not too far from Amissville. From memory, it was just a very small village without a town council, mayor, or police dept. So you may not get many replies. Rappahannock county has very strict development rules to keep the county less developed. Which is not bad in my opinion. It is one of the most beautiful counties in VA to me. Traffic probably will be a non issue, as the area is not nearly as populated as the counties east. Once you hit Warrenton, it gets worse. You will need to watch out for deer on the roads. Sorry I don't have specific info for you, but if you are intereted and realize it's rural, then I say go for it.

I've driven out the way for the past 20 years and it's changed very little. That's one of the prettiest parts of Northern Virginia. I used to stop sometimes at the Lombardy Lunch Room off 211 but was sad to hear it's burned down. The bright lights of Warrenton are reasonably close for shopping and other amenities. You should go for it. By the way, it's pronounced Ay-mess-ville with the accent on the first syllable.
