Charlottesville, Staunton, Lexington - anywhere in that area you will find land, good schools and hospitals. East of Staunton is the new AMC facility. I recently saw HUGE plots of land just outside of the Staunton city limits. It's a small, family friendly place. Lots of charm! Lexington is also very quaint - but smaller. You can't go wrong in the Shenandoah Valley. The views are breathtaking.

The City of Lexington is absolutely beautiful and contains two great schools (Washington and Lee, and the historic Virginia Military Institute). The downtown area is an old-fashioned downtown with great stores and restaurants. The town just drips with history and the homes are stunning. For young children of the ages of yours, there are fantastic opportunities for recreation and learning. The mountains surrounding the town offer great views and landscapes.
If you visit Lexington, make sure that you go when the cadets from VMI are on parade. Your kids will love watching it and viewing the campus and barracks. There is a great museum for them to view on the property too. The cadets are well-mannered and a joy to mingle with. Can't say enough about the quality of education that the school offers either.
Hope you consider Lexington. We are going to move to the area when we retire and can't wait.

Look south of Charlottesville, VA. Possibly Nelson County (south of 64, following 29)

300 Acs is a small town.

Berryville is nice but the prices in this area are usually outrageous for that size parcel.

The least expensive of 200+ unimproved anywhere in this area starts at $600k (that's in Hampshire WV) then jumps quickly to over $800k with the lowest actually 300+ac @ $1.13m (in Hardy WV)
Lowest improved with a decent home is 344Ac in Capon Bridge @ $1,595,000. Might even have mountain views.
