Default Considering New Build in Culpeper, VA

Hi All! So we are originally from Centreville, VA and are looking to move out to Culpeper to have a single family home and be in a less congested area. So here's my dillemma! We put a contract down on a new home to be built in the Meadows of Culpeper. However, we are just now researching the school system (my son is 8 months old so we have a little while yet and weren't too worried about it) and I have been reading not so good reviews.

I'm also very worried about the neighborhood-- we didn't really think about it, but when we purchased the house the builder said that most of the contracts on the new builds in the neighborhood are on the low end homes and the buyers are not performing upgrades. We put down a contract on the high end house with a ton of upgrades (so we can have a house that we can't remotely afford over in Centreville). Do you think high end houses in a lower class neighborhood will appreciate or will the neighborhood bring down the prices if it turns out to be really bad? I'm also very worried about the crime. You can only tell so much by driving around in a partially built neighborhood. I see a lot of apartment buildings over in the area, four or five cars parked outside houses (in the parts that have been built) and teenagers hanging out at the tot lot. I'm really starting to reconsider. And for the record, I'm not trying to be offensive. I grew up in Falls Church, VA and I just do not want the same childhood for my son. Does anyone know the demographics for the neighborhood? I don't know why I'm questioning all of this now that I have put down the contract... we were just so in love with the house! It's such a big decision.

Please advise. Any information on the Meadows of Culpeper would be greatly appreciated. Also, if you have any information on where the nice neighborhoods are in Culpeper and the surrounding areas, please advise as well. Thanks!

I would be questioning my decision as well if I were you, schools are important. I am not sure what you paid but I would definantly check at Madison Grove in Culpeper, much better community, schools, area, etc. Stay away from Mountain Brooke as they have a sewage system that is right near the community and can smell in the summer. Did you write with a contingency, can you get out of it?

Default Stay away from Culpeper if you want good schools

We just moved into Red Wood Lakes about four months ago and THANK GOD we leased the house and did not buy it! We are moving in November to Chesapeake. We have a 5-year old and an 8-year old. The schools are not good at all. They are very over crowed! The buses make two trips just to get all the kids to school. Oh and the Illegal immigrants line the streets every day. Also it seems like a lot of our neighbors have 3 or more families living in them. Good Luck!

Meadows is kinda ghetto to be honest. I live in High Point (same builder) which is a little nicer but still has some sore points to it. I would buy some land and build a little away from the town or try the northern end of the county near Rixeyville. Go to the bus stops in Meadows and you can get an idea what's going on. Some of the surrounding area is kinda bad. There were stories on here of kids getting beat up on the school buses and such.
