I have read through pages and pages for months on this forum and have posted before. I am still confused however and part of it is due to conflicting information. So I am posting this to hopefully get some things straightened out.

My Story: I currently live and own a home in upstate NY. I will have my Masters in Adol. Ed. next year and will be a NYS Certified HS Math teacher as well. So that will be the job I am looking for, figuring I will start out in the $50k range with a Masters degree. I am looking to BUY a home because I have two pitbulls that need a decent yard to run around in. I would like to keep my mortgage around $1,000/month (not including taxes), so I am looking for a home in the $165k range (+/- $20k) if I really like the home. I would prefer to be relatively close to beaches and have a reasonable commute to work (>30 min). I have no children, it is just me, my spouse, and my dogs. Looking for a 3 bedroom home that is updated and in a safe, suburban neighborhood. No country living for me. I have been leaning towards the Norfolk/VA Beach area. But I am looking for all information in terms of taxes, insurance, cost of living, where to live, school districts to teach in, etc. Everything I have read conflicts with the very limited amount of people who I have spoke with about this. I pay $4,500/year in property taxes on a $140k home. That should be cut in half for a comparable home in coastal VA right? Homeowners insurance up here is $600/year. Haven't gotten a straight answer about that in VA yet. Any/all information is appreciated as I am trying to budget my new income level with whatever I will be able to afford in Virginia. The $50k income is a huge pay cut from what I currently am making, and it is my choice to take that cut because I do not enjoy what I currently do. I just want to make sure I do not get over my head with the cost of living difference as well as living in a safe suburban area.

if you're interested in norfolk/VA beach, post your question in the Hampton Roads board. our mortgage for a $200k house in norfolk, including all insurance and taxes, is ~$1,300/month if that helps

I am leaning towards that area, but not set on it. I was hoping to see if anyone had any other ideas for areas to look around with the information that I provided. Or to give pros and cons to the Norfolk/VA Beach areas.

Oh ok. hopefully you'll get some good feedback here then. Either wsy, feel free to check in in the hampton roads board. There's people there familiar with northern va as well as other regions if you're looking for a comparison of different areas.

How far upstate NY are you from? I'm from westchester county originally
