Good suggestions. There are a few communities in the northern neck that are reasonably priced, too (although 1800 sf for less than $150 is going to be a challenge). I just helped a friend who is interested in Tappahannock. Neat little historic town. Her top price range was $180,00 and there were a few places that seemed really cute. Not a huge inventory, but there were a few. They were smaller than 1800 sf, though.

I would say Appomattox, located 30 miles outside Lynchburg.
Take a look at these homes form the main real estate agent there:

Appomattox is a very conservative place. When i say conservative I do mean conservative in any way possible. It is safe and the public schools are good. You will probably have to drive to Lynchburg or Farmville for work. Job market isn't all that good though. I would say it is "near, but not necessarily in the mountains" .

You will not have a wide selection of restaurants, mostly fast food (McDonalds, Wendies, a pizza place, a mexican place, a chinese place...and one or two more) and entertainment is mostly hunting, fishing and church.

I'm getting a little frustrated myself. My husband is retiring and wants to live in Virginia by the Blue Ridge Mountains. We are looking at the Floyd area and want some acreage. I am shocked at how much the houses are going for in the areas and how limited we are in our search. Am I missing something?

Most of Virginia be foothills and not hardly mountains.

A quite overpriced on house and land for the sizes now and high taxing on the communications (land line bill). A state where the elite and the local both come together to have delusions of grandeur and steal someone's wallet. They agree that everyone should be overtaxed there the same as Bill Gates.

Appomattox I doubt has running water. Thats boondocks but a more respectable one indeed. A rural smörgåsbord.
