I am moving to the Richmond area in the spring of 2016 and am having a hard time finding a house that will work for me. It seems nearly everywhere has community associations or HOAs. I have an aversion to those due to previous bad experiences and the fact that I want a fenced yard for my dog and space to park my RV (high end and compact but still not acceptable to a lot of associations). I also garden and don't want some association police telling me what I can and can't do with my landscaping. Are the associations as militaristic in the area as in other parts of the country, or maybe they aren't so bad? I need single level living due to arthritis, but otherwise seeking privacy, space, open mindedness, friendly/accepting areas, a big yard for gardens and my dog, and reasonable (under 30 min) commute to VCU area. Budget up to $400k. Is this possible? I would be so grateful for any insights that might help me find a house. Feeling discouraged...

Sure, it is certainly possible to find what you need. Just look for older homes with a half acre or more. Older homes will typically not have an HOA. I happen to like Chesterfield County, zip code 23235. You can search on Realtor, but it doesn't select out single-story homes well. However, I found at least one good prospect in the Bon Air neighborhood about 10 minutes from VCU. It is rancher on Beaudet Lane with a big, sunny, fenced yard, priced at $285,000. I am sure there are others.

Hoas are often bad in Richmond, but there are zillions of houses without them

thank you for the reply. I guess HOAs are the same everywhere. I might do better talking with a real estate agent who can fine tune a search for me. Thanks for the insight!
