Single mom with 2 kids ready to move out of the Seattle area. We've had enough of the horrendous traffic, materialistic culture, increasing crime and lack of sunshine. Would love a rural or semi-rural area that has 4 seasons and some snow for Christmas. Will be taking a trip next month to scout potential towns and would greatly, greatly appreciate your recommendations. Focusing on areas west of Richmond & west of 95 and anything north of 60.

Here's what we are searching for... Home on small farm at 5 - 10 acres zoned ag which allows horses. Budget 350 - 375K. Prefer 20 min or so drive to town and within 45min of a good hospital & medical care as my elderly parents will likely move with us. Presently I'm a small business owner & operate a small, home based dog boarding business so finding a location on the outskirts of a fairly affluent area would allow me to continue that. I have a degree in Equine Science so boarding a few horses or employment at a veterinary hospital would also be great. My kiddos are both strong academically, testing into gifted programs so good public schools would be a huge plus. If the schools aren't strong I'd consider homeschooling. Looking for a nice rural (but not way out in the sticks) community to raise kids and hopefully find a good church to attend. I enjoy volunteering in my community and value being a good neighbor.
Our "scouting" trip is just a few weeks away. If you have some areas to recommend visiting, we would greatly appreciate your input. Thanks in advance!!

Lexington, Rockridge County or areas about thirty minutes outside of Charlottesville, Gordonsville, Orange...Ruckersville....40 acres for 200k is doable..but it might take a while to find great drainage, water, roads, etc..lots of things will be priced in.

OP. Many areas along the Shenandoah Valley areas. Beautiful with the surrounding mountains. In the northern part of the state look around the Edinburg and Woodstock areas. In between two larger cities with about 40 minute drives each way. Winchester has a large regional hospital and Harrisonburg a smaller but growing hospital. Edinburg has no traffic lights or chain restaurants or stores and Woodstock is larger with more things and a well known town for all their activities.

I would suggest you look at SW VA...lower cost of living, lower rentals/real estate if u look at map use I-77 as your guide. Anywhere along and W/SW of 77. Galax, Wytheville, Marion, Chilhowie, Damascus.

OP,
I would check around the Charlottesville area. Excellent hospital. Look around Albemarle Co along with the counties Hal Roach mentioned. We were looking for a place to retire to several years ago with the same parameters as you and found many houses/farmettes in that area. Google is your best friend to find potential houses. Then visit them on your trip and get a layout of the area.

I agree with the Lexington area recommendation, there's definitely a lot more options there in your price range. It's right at an hour to the UVA Medical Center in Charlottesville and does have a good quality small community hospital right in town for emergencies. The schools tend to range from above average to excellent with the in-town schools on the higher end due in part to the town being full of faculty families from Washington and Lee University as well as the Virginia Military Institute (VMI). Lexington itself is gorgeous and has about every service you could want. https://www.mainstreetlexington.org/

Thank you everyone for taking time to reply. I so appreciate your input. Looked at all of the areas mentioned above on Zillow with a search max 350K, 5 acres and 3 bedroom home zoned ag for horses. Was very surprised to find so few homes for sale in Albermarle county, Woodstock or Lexington area that fit this search. Saw a few in Bedford but the schools didn't seem to strong.

Saw several in Wytheville & Galax that looked amazing! Watchman57 do you know if there is fracking going on in those areas? I seem to recall reading about shale in SW Virginia. The horror stories I've head about fracking in PA and what it's done to ground water & property values scares me. SW Virginia sure looks pretty!!

I did find several homes on acreage in Powhattan, Beaverdam and Mineral. Powhattan schools ranked 5 - 7 on a 10 point scaled virtually no crime. Shopping seems within 30 min.(??) There seems to be enough affluence in the area to support my small dog & horse boarding business. Saw some veterinary hospitals in case I need to supplement income in the beginning. Does anyone have suggestions for these areas? Any flooding issues I should be aware of? Can we expect some snow during most winters there? Would love to have a white Christmas. Once again, thank you for sharing your thoughts. It's taken awhile to save for the "scouting" trip we'll be taking next month and I'd like to make the most of it.

Lexington and Buena Vista -- amazing areas to consider. Hidden gems.

Also Powhatan and Goochland counties -- right outside the affluent areas of Richmond but very rural.

You should really check out Montgomery County VA just off I-81. It has a lot of properties that fit your criteria - such as this one https://www.zillow.com/homedetails/4...79167203_zpid/

That property is within 15 minutes of a decent sized town (Radford) with shopping and a large hospital. Radford also has a university. There is an even larger university within nearby Blacksburg that has an excellent Veterinary Teaching hospital. There are a fair number of horse farms in the area that go up for sale on occasion. Galax is pretty but waaay out in the country. Land in the Radford/Christiansburg area tends to be a bit cheaper than the land near Charlottesville.
