Hey guys!
My husband and I are a young (no children, just a puppy) couple moving to Fredericksburg, VA. We are looking for advice about the best neighborhoods to buy a house (350K limit). He would like to be near a park/wooded area and I would like to still be close enough to downtown for restaurants and evening events.
What's your advice???

This is probably a better question for the Northern Virginia forum. But 350K is kind of impossible within the city limits of Fredericksburg. You can’t go North cause it’s more expensive and more suburban with DC commuters. Your only option is to go south to Spotsy which is really not the best area. It’s suburban neighborhoods on one side of the street and old townhouses on the other side. In your budget if you really want a Downtown you should consider Warrenton.

South Stafford would be an excellent location for you. There are homes within your price range; the neighborhoods are nice; and you are only 5 minutes from the river and downtown. Ferry Farms is an especially nice older neighborhood with some of the original homes being renovated and resold now. The lots are decent-sized (half acre or so) and have mature trees. There's also Bel Air Heights and Grafton Village, both of which are very close to the Leeland Station commuter rail stop. Almost all of the original 70's housing stock has been renovated there as well. I've lived in all three neighborhoods and they were great.

I second the South Stafford recommendation. The 22405 zip should have some properties worth considering. The market is hot so if you see something you like, you'll have to move quickly.

I love the walkability, shops, restaurants, and activities that downtown Fredericksburg offers.

Here's a listing for a to be built about 10 miles SE of Fredericksburg.

This would fit your criteria, I think. One downside is the Chatham Bridge will be closed for repairs through the end of 2021 or so. Moderator cut: link removed, competitor site

True, but it's really easy to circumvent by using Butler Rd. if you need to get to Rte. 17 or Rte. 1 North, or you can take the back way to 1 North from Leeland Rd. I never took the Chatham Bridge in the first place because the traffic was usually so bad, especially in the afternoons. I always take Deacon Rd. over to Butler Rd. and then straight to Rte. 17 or right to Rte. 1. It's easy to learn the shortcuts.

That's in the other direction, in Caroline County (though it's just a couple of miles over the county line from Spotsylvania). It's a bit of a drive to get anything around there, unless you're getting something from the Corbin Store. It is a straight shot up Route 2 to downtown with not much in the way of traffic, though.

That's a nice drive too. I love driving from Fredericksburg to Bowling Green, just because the route is so pretty. I wish Bowling Green wasn't so far from hospitals and decent shopping, or I'd move there in a heartbeat. It's still one of my favorite small towns.
