Looking at land in Boones Mill, VA
Hi everyone, We live in RI. I can't take it anymore up here, lived in this State for 48 years. It use to be wonderfull here, But Corruption and the people here have no clue about loving their country! So we went to family reunion, in Hillsville,VA, My wifes family is from there, we stayed at a place called Riverhaven, in a house on 18 acres overlooking New River, I felt like I was in Heaven for 7 days, I thought I was gonna cry when we had to leave. The only thing that saved me was that my wife and I agreed that we will move there after my Son finishes school 2 years he grads. We are looking at 12 acres in a place called White oak Development. Boones Mill, VA. I have an awesome realtor who has sent me layouts of the property along with application for drilling the well and septic, so anyone down there who does this e-mail me. jtmm1333@aol.com My wifes closest cousin is in hardy, which we fell in love with, she's right on west lake golf course. but they want 300 grand for a house there so we will get a lot, and put a modular on it. Fig we can get a nice 3 bed on the lot and stay under 150grand. the people we met in those 7 days were awesome, gas was cheaper, prop tax was so low i could not believe it and they get the same services we get, I pay 3700 a yr prop tax on this house and it's wort 225,000 there the tax would be about 1500, not to mention up here you have to pay prop tax on your car every year, 400 dollars to city just for the car each yr, and if you don't pay they wont let you renew your reg! the worst thing about RI and Mass are the people, Rude, Condesending, think they are better, and they judge you by your house,car,or the way your kid looks, I had one idiot neighbor complain cause I put a window ac in. he has central air, so he diden't like the way it looked. and I hate living in a state that hates America! So anyone with advice on Boones Mill or even Modular homes anything please write thank you

Just a head's up - You'll also have to pay property taxes on your car every year in Virginia...
good luck though. I beleive Sean Pecor lives in Boones Mill and should be able to help you quite well.

yeah, start doing some searching around here on this forum and you'll find a ton of info on Franklin County. Probably best to post in the Roanoke area sub-forum for more local stuff.

are you serious on the tax on car, not sale tax I'm talking about a qrt tax every year no matter how old the car is?

Cars, trucks, trailers, and motorcycles are subject to an annual personal property tax rate of $1.67 per $100 in value. However, the personal property tax relief act kicks in for eligible vehicles, reducing the taxable value up to $20K, no? I'm not sure of the details.
Recreational vehicles, truck campers, farm vehicles, etc, that do not have to be registered with the DMV are not subject to the personal property tax in Franklin County.
Antique cars are NOT subject to the personal property tax in Franklin County.
