Sandy Level, hrm, I think that's southeast of Penhook, not too far from the Water's Edge development. That's a pretty good sized hike to Roanoke from that location. Probably an hour.

If you're looking for some land to build on, there are some really neat lots being sold FSBO just south of us by a Ms. Jackson. If you go to For Sale By Owner and search down to Franklin County you should see a land thumbnail with an address that says Campbellwood Lane. She's got about 60 acres broke up into 3+ acre lots if memory serves. And the covenant mandates Energy Star "green" homes. She's got about another 240 acres that may also be added to her green development.

Also available are the lots in the development you can see from my blog's Cahas Mountain webcam. If you check the cam you can see one of the two community roads being graded. 17 of the 31 lots are 5+ acres (horses allowed) and I think the most expensive is $130,000. Most are a bit less. To my surprise 8 of the lots are under contract already, most to horse folks.

If you want some mountain land close to Roanoke keep an eye out on Wades Gap Road over Cahas Mountain. In fact insofar as I know there is an 8 acre tract also FSBO on the web site address above for $139,000.

Default Blacksburg is beautiful....

Hi,

I've lived in Blacksburg Va for the past four years. We are relocating to Charleston SC b/c of my husband's job. I also work from home and travel alot. Blacksburg is a quick 35 min drive, from where I live, to the Roanoke Airport which is a great small airport, no fuss. Sure you can't get anywhere you want on a direct flight but it will do the trick, direct flights to 9 major cities on the east coast. I have no problem and never have to three hop as some have suggested.

Moderator cut: advertising Our 7 year old son attends great schools and has lots of friends in our neighborhood. If you like to golf, we live in the Country Club which is located in the county. You get the nice country feeling but in a neighborhood where kids can enjoy each other. The town of Blacksburg is just up the hill, a 5-10 min drive, a small, college town with lots to offer. This is truly a safe town and neighborhood where kids can go outside and play till dark and you don't have to worry. We moved here from DC suburbs and you won't find that there, believe me. And unless you're very well off, you'll be lucky to find a home you can afford.

There is really no need to rent before buying. You will find that home prices are very reasonable and it is often times cheaper to buy a home than to rent. As for getting to know the area, it is a small town so a couple of visits here should do the trick.

Do you like college football? If so, this is the place for you. I went to West Virginia and my husband went to VT. We have loved living here and I would recommend to anyone.
