And why does it cost so much?

I am in the process of closing on a property in Fort Washington. (BTW, this forum was very useful in helping me make a decision. Several people gave me accurate info on the commute and even the often vitriolic and emotional posts on the problems of Prince George's County gave me a good range of views.) In the end, I made several visits to see for myself and was happy with what I found.

In looking at my tax assessments, I noticed the MNCPPC tax (which never seems to get talked about despite its size). And it only seems to apply in Montgomery and PG counties. Can anyone explain this to me? I gather the homestead exemption will now apply, although that won't do much for a new buyer like me.

MNCPPC is a bi-county planning and recreational entity, covering PG and MoCo. Each county has a planning board for local planning/development decisions, and both form one board for the commission. Each county's parks and recreation dept. is part of the commission. The commission taxes the residents of both counties. Legislation that recently passed in Maryland is expected to limit or reduce the tax's impact on residents.

Specifically in just the FORT WASHINGTON AREA, the MNCPPC operates the following facilities:
1) "Harmony Hall" (in Tantallon area) - has arts classes, a fitness center, live concerts of many kinds in theater, art exhibit hall, "Tantallon community players" theater, bus excursion trips, annual nature fair, summer day-camp, scout meetings
2) "Allentown Road" (near Padgetts Corner)- has 2 swimming pools (one outdoor, and one indoor and year-round). These pools are open on a pay-per-visit basis
3) "Tucker Road" - an enclosed Ice-skating rink open year-round, also tennis courts, fitness center, ball fields, and a 9-hole golf course
4) "Henson Valley Hiker/Biker Trail" - a long 5-1/2 mile paved trail following alongside Henson Creek
5) "Cosca Regional Park" - a huge modern playground, a lake with hiking trail and canoe rentals, nature center museum, camping sites, nature talks/ programs
6) "Temple Hills Center" - recreation facilities, bus excursion trips, probably other activities too
7) A little further away, in the center of PG County, is "Watkins Regional Park" with a huge modern playground, miniature train ride, colorful carousel ride, picnic areas, miniature golf, and farm animals - also a Christmas "festival of lights" show

As a resident, you will get in the mail, 4 times a year, a large, oversized magazine which lists the many hundreds of scheduled activities at MNCPPC facilities. You can also pick up copies at any of the above facility locations.
