There's a good discussion going on in the nova section about why blacks are choosing to live in me as opposed to nova. The black population in dc and pg is much larger than nova. Why do you all think that is?

I can only answer for myself. I went to grad school in the Old Dominion & I don't want to ever go back. The tax structure is funny. The suburban sprawl sucks. And most people want to be close to people and neighbohoods they know. I moved from Baltimore for a job in DC and I could have chosen anywhere in the DMV...I chose upper PG county for lots of reasons.

i own property in dc and maryland. northern va just doesn't suit me. i like cleanliness and order but to an extent, northern va reminds me a lot of singapore. it's too cookie cutter and manufactured for my taste. i like diversity (and that isn't limited to race) and it lacks in that area.
My reason for coming to PG county is because I feel like I get more for my money here. I initially was looking for an apt in Alexandria b/c my job at the time was there when I first came here 6 months ago. I found an apt that was a mile from the metro, 2 bd ba with a washer/dryer in unit for over $2000! But I decided to look in Maryland and I ended up finding an even bigger and nicer place in walking distance to Branch ave metro for only $1420 and I was sold!
I don't necessarily think that African-Americans move to PG county instead of NoVa just because PG county is cheaper and they can't afford to stay in NoVa. I think it comes down to preference and bottom line is that you can get a nice single family home in PG a lot cheaper than a small townhouse in Arlington or Alexandria.
My question is why are most whites moving to nova as opposed to pg county??

that's a good question but you'll mostly get a racial answer. pg is perceived (whether rightly or wrongly) as a "black" county. even though there are areas within pg that are 50/50 if not 60/40 (bowie, laurel, college park, hyattsville, etc.). since most folks equate "black" with low morals and education, the perception is that moving to pg county would be like sentencing their children to a bad education and high crime area.
we have to keep in mind that for the most part, the suburbs surrounding dc are for families. so most non black families move to either nova, moco, or calvert. most black families stick to pg. with salaries being around the same for blacks and whites in this area, i guess the biggest determinant is that of quality of life issues. that extra $800 a month you'd pay to live across the bridge could be used to send your child to a good private school in pg and a vacation every now and then (or a gray starter class mercedes lol).
White ppl do move to pg they just aren't there to gentrify just get in where they fit in.....black ppl choose pg bc the vibe is African-American...there's a continuous community of black ppl from from low class to upper class not just patches here and there
I'm white and I just moved to PG. I came from the West Coast though (San Diego). I looked all over including VA (several areas), Howard County, Anne Arundel, and Montgomery Co. I didn't look in DC itself -- mostly cuz I kind of ran out of time but there are several areas that I have been in and thought would have been good choices since we moved here. Originally I thought DC was way out of our price range and it wasn't until I got here that I realized there were areas that would have worked. Anyway there were things that attracted me to each area.
The deciding factors were sense of community, housing costs, proximity and ease of getting into DC, commute (I work in Largo), high school (my daughter goes to Roosevelt in Greenbelt), and diversity in the area. By diversity I mean that in many forms -- I wanted everything from diverse housing to diverse shopping (close by) to diverse people. Walk-ability was something I wanted but it wasn't primary - though now I have it I absolutely love it.
I checked crime stats and in the areas of MoCo I was looking they were not significantly different than where I live in Greenbelt. In fact Columbia (an apt I was looking at) had really high crime stats (theft among other things). Roosevelt overall as a high school has a great percentage of students going to college and had better scores on some of the MD tests than schools in MoCo we'd of been zoned for in the places I looked.
I did look at VA but the cost for what I would be getting was just so different - rent was dramatically higher and the schools had their issues too.
My daughter is high school - and I firmly believe as a parent I can do a lot to supplement her high school ed. and I'm not afraid to if it is necessary. She's a good student in honors classes and doing just fine. She will be in AP classes starting next year which really aren't that different no matter where you take them if they are really geared towards kids taking the AP exams.
I would think most people choosing an area want similar things to me. That seems to be what gets put in all these threads on CD at least. In the end I decided to look deeper than the knee jerk reactions I got from people when I said I was moving to PG county and really researched the areas. We are (my daughter and I) very satisfied with our decision. Though I took her to Bowie Town Center the other day and she loved it (reminded her of Universal City Walk in LA) and was second guessing our decision to chose Greenbelt over Bowie LOL.

I work in Greenbelt and agree with much of this post. People perceive MC as more safe than PG when, in reality, there are places in PG that are, at a minimum, equally safe. Take downtown SS. Only snobs and hardcore racists consider this an undesirable area. But, at least according to Crime Reports, Greenbelt has many areas whose crime statistics compare favorably to downtown SS's. My guess is that racial prejudice against Blacks largely drives this erroneous perception.
