There you could have your 24' walkway already underground in a tunnel that exits on the other side of 495 to the stadium area. There would be an MGM exit right at MGM's doorstep and a Tanger exit all underground and safe for pedestrians.

Walked into the harbor office acrossthe street from starbucks and saw they are about to add more apartment complexes, outpaitent facility and....... a wegmans. Will take pics on friday.

A Wegman's would certainly be perfect for that area.

But I worry about the independent grocery store already there. It might put them out of business

If it were on Oxon Hill Road then they could convert the current kiss and ride to an urban metro stop/hub ( little to no parking spaces) to ease congestion. Like you mentioned, they could also have a tunnel under OHR to the Harbor or any other development near there.

I don't think that a stadium should be directly at the Harbor. Logistically it would be a nightmare. I think that if you put it in the "Downtown" Oxon Hill area you could create a better flow and expand development in the area. It would also further solidify the entertainment district concept that we discussed previously. As for metro, they could build that extension from the green/yellow line or create the trolley system they proposed previously. They could easily create some type of transportation between the proposed stadium and National Harbor or (if the extension is built) have people move between the two via metro.

In terms of location, there are a lot of in-fill and undeveloped plats in that area. Although not on the market I know there is about 100 acres of land (in-fill) just north of Rivertowne Commons that could be used. Its near exit 4 and would be visible from the highway. Another option would be Rosecroft since its on its last leg and will be put to rest after MGM opens up.

I think as the area grows, there is enough room for all. If National Harbor is adding hundreds more residences, then it makes sense to have a grocer within walking distance to all those new residences. Especially if there is going to be a metro stop nearby. That keeps all those people, and even visitors, from getting in their cars to travel to the other grocers who already serve other communities outside of National Harbor.

We have a new Safeway opening up literally a block away from a Giant at PG Plaza. A Whole Foods is opening up a mile away from those two as well. All of them will survive because the PG Plaza district will be adding hundreds of new residences in the next 5 years. Whole foods will be within walking distance to even more new residences. And let's not forget the growing Arts District down the road that only has a YES! Organic. Hardly big enough to serve more than the four block area nearby. Whole Foods would be the only grocer on RT. 1 from the DC line all the way to the Beltway where you will find a Shoppers. Lidl would be the other and a much needed grocer in that area as well.

If there is one thing I can't stand is standing in a LONGGGGGGG line at a grocery store because it is the only option. Anyone ever been to the Safeway at Hillandale? The lines usually end way down the food aisles. That SMALL Safeway is the only grocery store within at least 3 miles. The next store is Giant all the way in White Oak at Rt. 29. If you go in the other direction on New Hampshire toward the Four Corners area after about 4 miles, there's nothing but Latino grocery stores.

I say the more the merrier.
