Yeah. This is a smart bill. This is certainly a step in the wrong direction. It takes teh incentive out of property owners to invest in the area. What happened to the idea of mandating a certain percentage of the new property for low to middle income residents in certain zones? This has an opportunity to get nasty once the Purple Line is finished and property owners start flipping their properties in the Langley Park area.

Gazette.Net: Prince George’s proposal to buy apartments attacked by property owners

A Prince George’s councilwoman’s proposal to have the county government buy apartment buildings to preserve their use for low- and middle-income residents is coming under fire from property owners.
County Bill 27 would give the county first right of refusal to purchase apartment complexes of 20 units or more in which the buyer plans to turn the property into condominiums, or demolish or remove more than a third of the existing units.

Yep that is a waste of time. First of all, given the financial challenges of the county, should the government be in the business of owning (and maintaining) what essentially would be public housing. Secondly, isnt there already a bill that mandates a certain percentage of units be low income? If not, wouldn't that be a more economical alternative than buying property? smh.

Liberals will never learn. There is no need for any type of affordable housing in this county period. Now the county wants to reduce apartment complexes into permanent slums.

I love the part about her hanging up the phone talk about holding your constituents in contempt.

This is certainly just a proposal, so no worry at this point. I do believe the county should stay out of the property ownership business. Let the property owners do what makes sense for them. These are businesses after all and this is their right.

It is true that liberals will never learn but why is there no need for affordable housing? People can build whatever they want, as long as the liberals OK it. Affordable housing should be dictated by a free market.

OK...lets look some potential unwritten politics behind this... I would have thought there would be PLENTY of affordable low to moderate income apartments in PG County..since poor folks from DC are moving out there after all. I wonder where this Councilwoman lives? laurel? If its anywhere outside of the Beltway then I would question her motivation.. which could be to position the County to purchase apartment complexes inside the Beltway in order to preserve them as affordable and INSIDE the beltway.. which could keep all of the crescent cities inside the beltway with the majority of the affordable housing and some ghettos and keep it from spreading to the outlying areas.. Just a thought....

The bill is supposed to be watered down, thanks to Mel Franklin. Something about determining by next year where the County would want to acquire (or help others acquire) the complexes. There is an article in the Post or Gazette. I still don't like the idea.

Yeah. I don't like the idea of purchasing entire properties. It sounded like single buildings and not entire complexes. I still prefer a percentage of new development geared toward affordable housing and just remove the fee provision and make it mandatory. But then that percentage has to be where the developer still profits from their investment. Either way, the county will lose money with housing subsidies.
