Hi,

What towns as close to DC as possible with things going on (shopping restaurants etc) offer decent housing for $200,000 - $425,000?

The farthest from DC I'm curious about would be 30 mins.

Thoughts?

I am most familiar with Silver Spring and Rockville. In that price range, you can find older 3-4 bedroom houses. For example, they are likely to be brick ranches, small colonials or split levels. At the upper end of the price range you can expect a house in good condition. At the $200K end of the price range, all you will find are condos, townhouses and run-down houses.

I'd look at Hyattsville. But I'm biased because I have lived there (happily) for over 10 years now. It's really blossoming, and it's only a few miles from DC.

You can get new construction houses in Fort Washington in that price range. Drive to DC takes about 20 minutes outside of rush hour. During rush hour it is anywhere between 20-50 minutes, although usually in the low 30 range.

Fort Washington's commercial base is lacking, although that is likely to change with all the interest in the area. Waldorf (12 miles) is a 15 minute drive Southeast. National Harbor (6 miles) is a 5 minute drive North. And as I said earlier, DC (15 miles) is a 20 or so minute drive. There are some really great amenities in the area, though. The Tantallon National Gulf Club, the YMCA-Potomac Overlook, the Fort Washington National Harbor are all local attractions (0-2 miles).

Directly in Fort Washington, hardly any retail of note and only shopping center center based food selection. Nothing to the level of a "standalone, go to for a date or sunday brunch" setting. Most people travel outside of town for both retail and resturants, but in a new tanger outlet center is opening this fall along the options at the harbor (Like mentioned before is 5-15min drive depending where you are in town)

There are restaurants and a few shops at National Harbor, in nearby Oxon Hill. That is more of a special occasion, hangout or date night place, however.
