Development on the Kiplinger property in Hyattsville gets its first hearing before the District Council this week. Fore Properties would build apartments and NVR Inc. has the remainder of the 11.6 acre property on East West Highway at Editors Park Drive under contract for townhouses. The conceptual site plan one of the county’s ‘expedited transit-oriented cases’ so its moving with alacrity.

Default Trader Joe's Anyone?

Four years into the future, but Trader Joe's? Seems like the perfect spot and the right size. This project replaces the block where Platos Diner and the adjoining hotel currently occupy across the street from ZIPS dry cleaners. To be delivered in 2019. The first rendering is looking northeast as if looking at Platos in the foreground and the hotel toward campus.

The second rendering is looking south as if looking at the hotel in the foreground toward University Park and Riverdale Park. Hopefully the restaurant would be Platos reborn. We'll see if they can afford the new lease. My family loves Platos. It is your quintessential neighborhood diner with good food. We eat there for breakfast about twice a month. Love their Crab Benedict!

Is that the same as the plan for the Urban Outfitters?

Btw, a little more on the hotel:

Yes and no. The developers added the mixed-use with the grocery as Phase II. The development with Urban Outfitters will be on the Kinko's lot and consume Applebee's. Which will be part of the new development. That is now Phase II which is supposed to come a year later.

The problem I have with these distant projects is that they tend to disappear. I'm not sure why JBG would advertise something so far out. The Ford development with the Courtyard Marriott was supposed to be delivered last year. Well, no construction equipment is to be seen. Even after their revised project which included the apartments got approved.

Things tend to get strung out when a lot of revisions are made. This seems to be the case with this project as well. The Urban Outfitters project, which was introduced a few years back, was supposed to at least be under construction with a 2016 delivery.

Unfortunately I don't know who the developers are. I just see them on JBG's site.

Approved DSPs expire after about three (or perhaps 4) years. Developers can request an additional year extension. But if nothing gets built the developer stands to lose a major investment of time and money.

Nice renderings. An extremely stark contrast to the hotel rooms available in College park today. lol looking like it would be a very nice stay-cation spot. Too bad they're not part of any major hotel rewards programs.

Didn't the developer of the hotel buy the Koons ford hotel project? Guessing that is why it hasnt broken ground yet - maybe a new plan will be submitted?
