I don't think that is completely accurate. See Tysons, Columbia Mall, where the malls are always packed and there is a lot of new investment. I went to Columbia Mall and was shocked at the changes. Outdoor facing shops and restaurants really make it feel different from malls of old.

I've gone to malls all my life and have never been a victim of a crime so idk what you're even talking about.

I also wouldn't consider Beltway Plaza an African heavy mall. More so Hispanic. I hope it is not demolished. Not everything needs to be super duper high end. Communities of various backgrounds need access to the things they need.

As for crime ,I'm talking shop lifting ,breaking into cars ,things of that nature.I stand by my statment Malls are a thing of the past the rents are outrageous unless you're an "Anchor"store it's hard to survive ,Amazon and the internet are killing off Malls. As for race pretty much it's broken down to whatever the population is in that area and again .....I wasn't the one to bring that up.

Theft happens in every store. It is a cost of doing business.

As a former "small business owner"I disagree.

It does happen. And for businesses that operate on thin margins (groceries are an example) can be one determinant when decisions are made for store closings.

BEcause if it weren't for the African and other immigrant populations supporting that mall, as referenced in the media, it would be worse off than it is. Do you see H&M and Forever 21 showing up at Beltway Plaza? No. Therefore African and other immigrant single proprietors have filled those gaps and their customers support them. Therefore, Beltway Plaza still exists and is not dead.

MPG is in much better shape than Beltway Plaza. I suspect that Beltway Plaza will be demolished and converted into a town center eventually. Beltway Plaza does serve the African population though.
To the credit of Beltway plaza, I wish MPG had Gus' and Mission (nearby), Silver Diner, and Jerry's (instead of subway)...a movie theater inside that's better than the Regal at UTC, a Planet Fitness that's way better than MPG's PF, a Books A Million, and a Target that's similar but better maintained than MPG's too...an attached Grocery store and a good child's play area like LOL Station...these are the multi-use or experience driven places MPG should be trying to land imo...maybe if they demolish Beltway plaza a few of these places can start to relocate to MPG lol
