I would say Brandywine is definitely in that transition stage. It has nice semi-rural/natural scenery while at the same time, its close proximity to Clinton and Waldorf (sometimes I even consider Brandywine to be a Waldorf suburb) and the ever-growing congestion along Rt. 5/Branch Ave, it's definitely seeing plenty of development (I currently live in one of the newer subdivision developments here in Brandywine close to Brandywine Crossing with the fam).

Yep, I like it rural. I lived in rural Charles county for a long time but that is now being ruined by development. The worst thing about all of the development is there are 3 arteries in/out of SOMD...4,5 & 210. They are choked to the point of parking lots and will only get worse. Trains? That isn't happening as people need to park near a station.

Face it - the DC metro area is overcrowded and there is nowhere else for people to go. There is no point in further development - a balloon only holds so much air until it bursts. We are at that point now.

PG County needs a large rezoning of the eastern and southern part of the county to limit development to one home every 20 acres like the agricultural zone in Northwest Montgomery County.

What truth? The truth that I post realities and not some Rushern Baker/Wayne Curry inspired wet dream that the County is going to be another NoVA.

The same mindset is evident in much of the state. Without demand your predictions won't come true.

You are the one who derailed this thread. I don't know whether it's out of stupidity or lack of knowledge of the realities of development and what it takes to bring a project in under the current and future requirements and laws or that you're just a troll.

Sprawl is dead in the state of Maryland. PlanMD is already causing intelligent projects to be cancelled, not just in Prince George's but statewide. The Chesapeake Bay Compact and EPA regulations are putting long planned projects into the graveyard.

The re-drawings of the Critical Areas and 100 year Flood Plane lines that have just been released are stopping or causing massive changes in development in both tidal and non-tidal impacted areas all over.

We are in PGC, across the river from NOVA. If you want a NOVA atmosphere I suggest you move there. It's like wanting ocean, sand and palm trees...you have to go where they are.

The USA cannot be made into one homogeneous development because you want it to be so. Maryland is just fine without your hand on the tiller and the democrats running the state can take a hike as well. Government is the real problem with the state and county. It is all democrats and their ideology isn't working. They have stymied business in the state as long as I can remember. Business and economy are interchangable, no? It's not me, it's state government. And no, we don't need thousands of needless shopping/eating choices when those existing aren't utilized fully. Especially chains of the same old same old. More people is the last thing we need here. The fact the US federal government is the #1 employer in the state/region doesn't help matters but that falls back on state government and their private business unfriendly policies.

You never answered the 2nd part of my query.
