I am looking at some homes in MoCo (~20yr old) and I am looking at a particular seller's disclosures. They extended the basement (from 1000 sft to 1500 sft) about 5 years back and say that they got the permits.

The disclosures also include the tax. document from the assessors office which still says 1000 sft.

Has anyone gone through this? How long before the assessors office picks up this permitted renovation?

You need to go to the Planning and Zoning office (or whoever issues permits in Montgomery County, each County, or municipality if the house is in one, does things a little bit differently) and see if a permit really was pulled.

Properties in MD are reassessed on a 3 year cycle (by the MD State Department of Assessments and Taxation) so if a permit was pulled it would be caught then.

I've always used this website to check permits (can search by address), in case that helps OP. Online Application Search

Thanks. Yes they have the permits for the extension/renovation (I checked). Now that it has been 5 years, why doesn't it show up with the assessor's website?

I just want to understand if someone else saw their info. not showing up for 5 years and then showed up eventually in the 6th or 9th year.

I am a Realtor, and I would say this is pretty common. Just because an assessor comes through once every three years does not mean they will know anything changed on the inside of the house. If you pulled permits, sure, they should adjust the appraisal. But, when it concerns the basement, it may be a question of Taxable Living Space. It may not qualify as taxable living space, and therefor it wouldn't make a difference either way.
