such as radon and lead based paint test for property built prior to 1978?

Yes to radon test, no to LBP test. The former is recommended by the EPA and county (the county - assuming you're still looking in MoCo - recently considered making it mandatory, but I don't believe they ended up doing so) and the latter is ubiquitous, anyways. If the house is built before 78 then there's likely LBP somewhere under some layers of other paint somewhere in the house. It doesn't matter and is harmless so long as it's properly encapsulated and remains that way.

Buyers have the option to perform radon and LBP testing on a property; in additional to other various tests/inspections. As to the LBP specifically for houses built prior to 1978, when you put an offer on a house, several of the forms you sign will deal with this issue and there is a spot where you chose to initial whether or not you want LBP testing.
