We were in the process of selling our first home, originally listed back in August. After 50 days on the market we finally got a solid offer on that house and then began our search for our next house. Long story short, first contact we offered to a separate house wasn't accepted, we offered a contract to our second choice and then found the issue with the termites during inspection. We were especially getting nervous because our old house was getting ready to settle and we didn't want to rush into something that could be major (not to mention we were uprooting our two small children as well).

But we did bring in our own inspector, the sellers provided provide proof of treatment before settlemnt, and we actually closed on our new house on Dec 7th! So from Aug until now, it's was pretty harrowing but we breathed a collective sigh of relief when we moved this past Wednesday!

Thank you all for your thoughts and experiences, it helped to keep us from backing away from a home we love!

In MoCo, there are approximately 8-10 termite colonies per acre. Further north in Maryland it's more like 6-8 per acre. Professional [URL="https://www.michepestcontrol.com/termite-inspections"]termite inspections[/URL] are typically done visually, so there is a possibility for there to be hidden damage. Where there are signs of [URL="https://www.michepestcontrol.com/pest-library/termites"]termites[/URL] (damage and dead termites), and no signs of a prior [URL="https://www.michepestcontrol.com/termite-treatment"]termite treatment[/URL], I would definitely be concerned about the possibility of hidden damage. A good bet would be to have an inspector with a FLIR camera do an inspection, and if there are discrepancies showing up on the thermal readings within the walls, it can be investigated - either by opening up the walls, or with a borescope. Fortunately, in MoCo, it's not very common for termite damage to be catastrophic.
