I can spend $60K on that house without blinking. Even if all fixed up, it would be hard to sell at, say, $380K. Which is to say I think Redfin is high because it does not take into account what a particular property needs.

That's understandable and considering you would be relocating adding a fixer upper would be a lot. Charles County, Anne Arundel, Montgomery County, Alexandria and Fairfax all have good school systems but you are going to pay about a 100k more for a SFH and have a longer commute. Staying in closer proximity will give you more house for your buck but you will have to consider private school. I started with public and then shifted to private which turned out pretty good.

You said to go ahead and post questions so here goes!
We are planning a quick trip down to check out the area and do a couple of commute test drives pretty soon. Like I said if it was just the two of us I would live right there for easy commute.
I'm liking the Crofton area though (via Internet)for single family homes and amenities so any advice on that area would be extra helpful.
I usually book through Expedia for rooms so that part is covered
Need your help from a local expert point of view on these:

1) Breakfast will be included most likely, but I'm a breakfast and coffee junkie so any local recommendations? Crofton and NH please
2) I think I saw that there is no public transit from NH to the suburbs mentioned, so commute by car would be the only way for hubby to get to MGM?
3) Someone tmentioned private schools. I have to admit I know nothing about them. We had our kids late in life. I kid around with everyone that I went from the board room to the laundry room. All kidding put aside it was the cards we were dealt...yes that could be a pun considering the industry we are in.
I will sure have more questions! I did want to tell you that I'm reading the other threads that are related and again I must say how knowledgable you and the others are on here.
It's refreshing to see that so much information can be found in you're posts that are so helpful.
At one point we were considering moving down To Ga or Fl after being in our area for decades.
My niece and others raved about visiting the NH area and now that a casino is opening(and a great one at that) we just had to explore the opportunities further. Thanks for all the help!

Point 2: You could get from Crofton to National Harbor, but it would involve several transfers from metro to bus. There is bus service into NH, but a car would be far mor convenient.

Point 3: I'd estimate that private school would cost at least $7K per year. You might get a discount if you were a regular parisioner of a Catholic Church.

In short, I'd agree that Crofton is a good alternative. But please consider visiting some of the Fort Washington schools and you might find they are OK. For example, the Potomac Landing Elementary is rated a 5 of 10 at Greatschools.org .

I can speak on the Crofton area since I live in Bowie which is next to Crofton, and go to National Harbor every so often. Assuming you're traveling during non-rush hours and there's no traffic, you can expect about a 40 min commute to National Harbor via the route 3 -> 50 -> 495. Assuming moderate traffic, about 50 mins. Assuming major traffic, over an hour. Traffic builds up on 3/301 in Bowie and Crofton in the mornings and evenings and can get pretty bad at times. It tends to be worst on Friday evenings year-round and Thursday & Friday evenings in the summers. Then you have to worry about any traffic on 50 and 495. Crofton is a nice area though with shopping and restaurants.

Look at LaPlata Md. A real town, with a mayor, town police force, good schools. 35 minute commute to NH. Public schools nearer NH will not be as diverse (they will be predominately African American) as schools in LaPlata.
