When do you think the market will pick up in North Laurel, MD in Howard County? I just started looking in MD a few weeks ago.

I've actually looked in a couple other cities in MD but I ended up not liking the sketchy neighborhood or surrounding areas. I should have researched the zipcode thoroughly rather then looking up the city.
Maryland is not like Northern Va unless you have a lot of money to spend. Some areas I've seen, I don't know what the developer was even thinking when deciding to build here. These beautiful new developments just stick out like a sore thumb in an impoverished area. I'd rather not elaborate. Everyone has their own preferences and motivations for moving to certain areas.

North Laurel seems like a fairly nice place that I'd actually fit in. It looks like a nice place to raise kids, despite having no family around, and seems safer but the prices are steep, as expected. I looked up recently sold homes in the last 6 months and I wish I could find something like that now. I'm just looking for a townhouse, no more then 25 years old, under $410K.

Anyone have a guess when the market might pick up in spring? And what are the zip codes for North Laurel MD Howard County. I know one zip code is 20723. Yes I have a realtor but I'm asking here too.

That zip code of 20723 is the only zip for the Howard County side of Laurel. The spring market usually starts early here; mid-February. Inventory is sparse now but we're all thinking it will pick up and have more to chose from than we did last year. Fingers crossed You might like the Emerson subdivision in Laurel.

I live in North Laurel, 20723 is the only zip code we use. Been living in N. Laurel since 2003. Love it here. If you're looking to buy a house, stay away from route 1. I'd recommend west of I-95. Schools are good. School re-distriction takes place every few year. So take that into consideration. Areas between route 1 and I-95 are usually affected. There is a mix of bad and good schools even though they are all HoCo. You will be safer staying west of I-95 if schools are important to you. Maple Lawn is building many townhouses. It is a beautiful community.

What is Laurel like around Old Scaggsville Road, just east of 95? Ryan is building some single families and townhomes that are very affordable ($330K for a townhome). It's called Fox Wood Manor. The price seems too good to be true. Thoughts?

$330k for a base model 2br >1 block from 95's pollution and noise doesn't seem too good to be true to me. The pool of buyers for resale will be quite small. If it fits your needs then great, but I wouldn't count on it being a money-maker investment.

It does have the advantage though of being close to MARC and Main Street. That section of I-95 does have sound walls. Also, you have a neat little park called High Ridge Park with tennis and basketball courts, a little barbecue pavilion, a couple little forest trails, and a playground for the kids. This allows a fairly easy commute to both DC and Baltimore, its biggest selling point for most of the area in general.

Overall, the market seems to be fairly stable, since although city living is enjoying a renaissance (especially DC), there are still many people my age (early 30s) who are leaving to city to raise families in the suburbs.

One more thing, Maple Lawn is actually considered Fulton, not North Laurel (US 29 is the dividing line between the two). I sort of see this area as our Central Jersey or Orange County or Kenosha County, situated between two large cities with slow, but steady growth. Still, if I'd live in a townhouse, I'd only live if its in reasonable walking distance of retail, and at least Maple Lawn has a little section with that, including a Harris Teeter, McDonald's, Chipotle, and a CVS. Most of North Laurel is still an auto-centric bedroom community.
