Default DC Nabe with Character - 500k

My partner and I are looking to buy a house in a DC neighborhood for about 500k. What we're mainly looking for is a small house/condo with some outside space to call our own. Convenience to Metro or walkability preferred.

We're generally attracted to places like Capitol Hill that feel like real neighborhoods, with a sense of history and character, but we're not wedded to it, especially if we can get more for our money elsewhere. We also prefer diverse neighborhoods.

Any thoughts on up-and-coming neighborhoods?

(No need to post about safety - I am well aware of crime stats etc.)

Georgetown for history....

Dupont, Logan Circle, Adams Morgan if you want to socialize and be close to Metro...

Tenleytown, Van Ness, are also nice areas relatively close to metro....
