OK. So I am getting a job around DC Center, and I would like to rent or buy a house, inexpensive in an OK neighborhood. Somebody told me Lakeridge, but what else do you suggest? I have two dogs and need at least a little yard for them to hang out in. I have a little baby and it would be nice to live in a safe area, but not expensive. Can afford like maybe 250K or so for a house... Thank you

You have no chance of getting anything that cheap. Also there is no such thing as safe and not expensive. You have to choose one of the two and deal with the consequences...

That depends on where you're looking. In central DC, no, you're not going to find anything thatmost people would deem "affordable". Even the sketchy areas tend to be expensive.

But venture a bit outside of central DC and you can find housing that is much more affordable, and yet safe. Consider neighborhoods like Brightwood, Petworth, Takoma or Brookland. Or, venturing just across the District line, Silver Spring.

All in all, DC is an expensive city. But there are neighborhoods that offer a better combination of safety and affordability.

Look east of the Anacostia in Ward 7 or Ward 8.
-Deanwood
-Congress Heights
-Anacostia
-Hensen Ridge

are a few places that come to mind.

Maybe even look into PG county.
-Capitol Heights
-Landover
-Oxon Hill
-Temple Hills
-Seat Pleasant
-Suitland

You're bound to find something in those areas I mentioned for 250K.

Now safety is another story, that depends on you're used to and where in those particular areas you look into.

I for one think a place like Deanwood isn't that bad, however its to live there if you have a car. While its served by a metro station and some bus lines, there is very little retail and commercial space in that area is mostly residential and industrial. Also the neighborhood is mostly poor and lower income so it does have a rough vibe. However 95% of the time if you mind you're own business no one will mess with you.

Not every neighborhood east of the river is a crime-infested slum.

Actually Lakeridge aka Woodbridge, VA isn't a bad spot and there are listing in that price. I don't think you'll find a lot of houses in that range but you you should be able to find a townhouse with a little yard though. Bowie, MD might be the best bet. There are definitely actual houses in your price range versus just townhouses. Keep in mind that the commute from suburbia to the city won't be easy from either place. Woodbridge does have the VRE trains. I'm not sure what commuting options Bowie offers.

I'm not as certain as others about living in the city with that price range. However, if you really want to be a city gal/guy you might try upper Northwest like Brightwood or Takoma. Petworth is up and coming but if you ask me still has some sketchy parts (like Georgia Avenue) but it'll be more affordable than the trendier sections of town and more elbow room as well.

I think suburbia will be the best route with a little one but hidden gems can be found in the city. Either way best of luck to you and your family. Wherever you choose welcome to the DMV.

It all depend on what CHEAP is.

Is $2000 a month for a 1br 1ba cheap for you?

or $6000 a month?

$250k is possible, but not in DC, just DC metro about 30 miles up, left, right or down.

if a condo is OK you can find one in decent, not too expensive neighborhood near a metro.
