H st is halfway gentrified with Hechinger Mall and RFK stadium underutilized.
Not to mention un-reliable Streetcar services!! I had a such a high hopes for SC to connect DC but only to realize it causes more traffic than other transportations. I don't think they will be able to charge money anytime soon.

As a resident of Hill East, my opinion can be biased but H st is no near U st just yet. Surely it is getting there with Union Market, Union Station and other things coming in place.

Do you want to know if H st is there yet or not? Take X2 bus and see it for yourself.

In what world is RFK considered the H Street corridor? But I agree, H St from 2nd St to 12th or so is fully gentrified.

The rest, eastward has some work to do, but I don't go down there anyway.
